I am the Broker/Owner of Royal Palm Realty Group and have little or no contact with renters, so I’m not sure how she would have had a bad experience with me. I had to ask my rental agents who she was. Let’s go through her list of complaints. Not Receiving Security Deposit: She did receive her security deposit. She was provided a list of what had to happen to get it back a month in advance. We did have to withhold $300 because of carpets had to be cleaned. All was done within the timeframes allowed by law. Text Messages for Rent: We offer our tenants a $50 credit if they pay by the first of the month. It is rare for someone to pass this up. On the first, we send out a text for the handful that didn’t pay yet. We want to make sure they get the benefit. I pulled her file and we sent her six text messages over a ten month period. She didn’t just miss the first but missed the five-day grace period all six times. Further, when she did pay, she bounced three checks.
